Residential Development is Booming in Garner

Garner, NC The secret is out on the Town of Garner and residential developers are flocking to the area. With Garner’s envious location within the Triangle and stellar parks/cultural amenities, more families are choosing the community to locate than ever before.

If you drive around the Town of Garner these days you will see the area is booming with new residential developments. Between 2017 till today, there are over 8,500 new residential units that have been approved and have been completed and/or are currently in some stage of construction with more in the works.

This new increase in development isn’t unexpected. The Town of Garner has for years been a great place for families to find an affordable home. As prices have risen and land availability has become scarce in other parts of the Triangle, developers and families alike have flocked to Garner to take advantage of the community’s great hometown feel and proximity to major employment opportunities.

What is interesting about the new boom in residential development in Garner is not only the amount of development but, the types of developments. Of course, there are a substantial number of new single family neighborhoods being developed, however, there are a significant number of apartments, townhomes and even age restricted communities being constructed as well. As the graphic shows, the development is also spread throughout the community and not located in just one or two areas.

This trend has led the Garner Town Council to invest in new parks and infrastructure improvements to accommodate the wide spread future growth. New park developments off of E. Garner Rd. and White Oak Rd. are being planned now to keep up with the future demand for recreational facilities.

“We tell folks that Garner is closer to Downtown Raleigh than a lot of Raleigh is. This makes Garner ideal for someone that is wanting to be close to entertainment venues, restaurants, as well as employment opportunities but, still have a more suburban lifestyle” said Joe Stallings Economic Development Director. “The trends in residential development will more than likely increase with the completion of I-540 in the coming years, which, will only enhance Garner’s connection to the Research Triangle Park and the greater Triangle region. Our ability to plan and maintain a healthy balance of residential, commercial, and industrial land uses is going to be critical for our community’s future development.”
